I’m noticing a trend - anecdotally and factually

While at my CPA (heyyyyy!!! tax season) he jumped on a call to close a sale on a property in his investment portfolio. It was giving him more problems than it was worth and he had purchased with a partner. Given all this, he was ready to let that property go.

Today in my YT feed, a YTer known for documenting Airbnb adventures is selling his properties.

There are more homes on the market than the same time last year.

Am I witnessing a balancing of this incredibly tight housing market we’ve had since 2020?

Even though the interest rates are high, having more inventory can help cool the rapidly increasing home prices meaning more leverage for the home buyer. This is excellent news!

For those who own their home, you may see a dip in your home value, and if you purchased in the recent 1-2 years, you’ll likely notice a softening in the value index you may see on popular real estate websites which makes you feel less certain about the large investment.

BUT

…this softening only matters of you are actively selling your home. If you are in the process to, or currently are, selling your property, fear not! There are many factors to consider -

Stay the course, stay educated and don’t let the news headlines panic you when you’re making big decisions and spending big money. This will ensure level-headed decisions with consideration for your risk tolerance.
