I’ve watched my neighbor list their property four times in the last couple of years without selling and I am not sure if it is because of unrealistic owners or arrogant listing agents. I tend to think it’s the former based on the subtle changes made with each new agent - new listing price, slightly rearranged decor and improved listing images.
For some context, I purchased my home in the late fall of 2019 under $325k in a well-established historic neighborhood. Our home was flipped and had MANY previous owners before we arrived on the scene. At the time of this blog post, my property could be listed for just under $500k and likely sell pretty quickly. The largest difference between our homes is that I don’t have a pool, my backyard is in need of more design, but I have a 2-car garage. I would be thrilled to accept any profit over ~$100k if I wanted to sell today.
My neighbors purchased this home in early 2023 for just over $400k and over the last few years, they have made “improvements” to the property. While I am sure that my neighbors are to blame for the lack of a sale, I can also tell that the agents selected to list the property don’t know this neighborhood well enough to make a transaction happen or price the property correctly. Additionally, I don’t think there is knowledge of the current market or how to sell unique neighborhoods. They are looking to cash in on almost $150k in profit with this listing and have made some… let’s say interesting renovations choices on the property. To list a few items, beautiful bring was painted over inside and out, original cabinets were removed and decor added that is very individualistic. Buyers are limited due to a list price over $550k and the few that remain in that price range see only projects upon entering this home. There are just WAY too many other options of move-in-ready homes to compete with subpar product.
All this to say - if you are looking to list your property for sale, please hire a knowledgable real estate agent for your area, especially if there are unique features about the home or neighborhood AND make sure you are honest with yourself about the property value within the present market. My favorite phrase I’ve ever heard as an agent -
Holding on to unrealistic expectations in hopes of a cash grab or being unrealistic about how much cash you can grab in the time you have owned the home will guarantee your house remains on the market instead of transferred to a new owner.
